Here is what I need:

A CMS system that I can implement for multiple websites on the same server.

Allow for easy templating (so I can change the look of the client sites easily)
Need a real estate listing mod as well to add/edit featured listings
Can't be too server intensive nor huge
Want it branded for me

Should I go for a custom, commercial, or open-source CMS? Anyone have any recommendations?

I just don't know if there is anything out there that would meet my needs. If I must I will have a custom one created but why reinvent the wheel if I don't have to?

Truthfully open-source doesn't seem like the most professional option for me...

Hey open-source not so bad as you think - try www.mamboserver.com. Guys who working on Mambo have thier commercial CMS.

Still you can post project on Scriptlance for cuztomized CMS that will satisfy your needs.

I know open-source isn't bad... I've used Mambo before.

My concern is as a business owner: I want the ability to give my clients something that I can brand to me.
